Biodiversity outside Mobimo\u2019s business location, 2024<\/p><\/div><\/div><\/div><\/div><\/div>

Praise sounds different. When the refurbishment of Mobimo-Hochhaus was completed in January 2001, the NZZ reported that the \u201crefurbishment measures have turned a previously attractive industrial structure into an unattractive building,\u201d and that \u201cthe second glass fa\u00e7ade resembled \u201ca gelatine glaze, a mask\u201d.<\/p>\n

This was a blow for the young Mobimo, given that it had announced it was building \u201cSwitzerland\u2019s most modern high-rise\u201d on Zurich\u2019s Escher-Wyss-Platz, with low energy consumption and non-smoking offices. He probably \u201cput [the criticism] out of his mind,\u201d says Georg Horka, project manager at the time, today. \u201cOr perhaps I never even read it?\u201d<\/p>\n

Someone else at the time immediately wrote an eloquent reply. \u201cSomething that polarises and provokes strong opinions can\u2019t be completely without quality\u201d, head of Mobimo Alfred Meili said. \u201cThe core concept behind this project was to turn what currently exists into a building for the future. And in that process, form follows function.\u201d He went on to say that along with architectural quality, Mobimo promoted construction methods that were consistently environmentally friendly, also for commercial reasons. It was important here \u201cto realise that the environmental questions of the 21st century cannot be answered with the design vocabulary of the 19th century.\u201d<\/p>\n

So, there it stood \u2013 the first low-energy and non-smoking high-rise in Switzerland. And it immediately aroused controversy, although the much-maligned fa\u00e7ade was a genuine pioneering feat for the environment.<\/p>\n

The former Sulzer administration building, built in 1972 and by then somewhat past its prime, had been for sale for some time in 1999, when one day Georg Horka\u2019s phone rang. \u201cIs this something you might be interested in?\u201d, the caller wanted to know. Indeed, Horka decided. Because \u201cI believed in the district,\u201d he says. Even though its defining characteristic was a vast industrial wasteland. But there were also artists, underground clubs and the city\u2019s statement of intent to create \u201ca good new district\u201d. \u201cThat made us sit up and take notice, it signalled a new start,\u201d Horka says.<\/p>\n

The native of Graub\u00fcnden, in charge of architecture and project management at the young Mobimo, now had to persuade the Board of Directors of his vision. Three presentations were needed to win over the Board. They travelled to the area near Escher-Wyss-Platz in two cars and looked around. It was clear to them that the highrise is going to be quite something. But different to how some envisaged.<\/p>\n

Georg Horka doesn\u2019t like it when people refer to him as the father of sustainability at Mobimo. \u201cThat would be praising me too much,\u201d he says. \u201cIt was teamwork.\u201d Nevertheless, it was he who drove progress with his ideas when many people still thought that taking resources into account was only something for dyed-in-thewool Greens voters and head-in-the-clouds environmental dreamers.<\/p>\n

Together with architects Rolf L\u00e4uppi and Heinz Zimmermann, Horka got down to business on the high-rise. The height of the building was increased by three floors to 15, and was given a \u201csecond skin\u201d in the form of a glass fa\u00e7ade that functioned as an air collector. This enabled the energy required for heating, ventilation and air-conditioning to be reduced by around 70%, as stated at the time. The remainder required came in the form of waste heat from the nearby household waste incinerator on Josefstrasse.<\/p>\n<\/div><\/div><\/div>

\u201cSOMETHING THAT POLARISES CANNOT BE WITHOUT QUALITY.\u201d<\/h2><\/div><\/div><\/div>

The project was far ahead of the sector\u2019s standards for its time in other respects, too. Mobimo dispensed with oil and gas heating wherever possible. Instead, the company opted for geothermal probes and heat pumps. Moreover, well-being, which is today part of the social components of the ESG guidelines, was important. With the involvement of colour consultants, art on buildings and later also feng shui experts, the aim was to build in such a way that the residents were happy to be at home or working in Mobimo buildings. \u201cSustainability is a mindset,\u201d Georg Horka says.<\/p>\n

One that not everyone understood. \u201cAt first, \u2018buildings without chimneys\u2019 were even derided,\u201d former Mobimo CEO Christoph Caviezel recalled. His predecessor Paul Schnetzer also wrote in the Handelszeitung in 2007 that \u201cEnergy efficiency is still barely talked about in residential construction. That has to change, because improving the environment on a global level starts locally.\u201d Due to climate change, \u201cthe rules that currently apply in energy and building engineering have to be critically re-examined. After all, what is at stake for us all is the future of our planet.\u201d<\/p>\n

Mobimo systematically pursued its chosen path. An integrated sustainability section appeared in the 2011 annual report for the first time. \u201cProperties have a long life, and hence the decisions made in the initial stages influence the environment and society for a particularly long time,\u201d the report states. And a year later: \u201cMobimo wants to create the foundation for modern, healthy, responsible and environmentally compatible housing, working and living.\u201d<\/p>\n<\/div><\/div><\/div>

The ongoing efforts were translating into numbers, the report found: the analysis of all existing Mobimo investment properties showed that properties built in 2008 and earlier consumed a total of over 232 kilowatt hours per square metre per year. The new buildings in the portfolio, in contrast, only required 83 kilowatt hours per square metre per year. Animal residents also felt the benefits of the sustainability efforts. On the roof of the Pfingstweid project in Zurich, for example, the real estate company provided special earth formations as homes for lizards in 2013.<\/p>\n

And pioneers keep advancing. An endeavour is currently under way to use artificial intelligence to further reduce the energy and CO2 emissions of building stock. Another experiment is growing in front of the windows of the Mobimo headquarters in K\u00fcsnacht in the canton of Zurich. Instead of lawn, a colourful mixture of indigenous grasses and bushes is springing up; employees helped decide on the biodiverse redesign. If it works, the garden, which is currently in the trial stage, will be rolled out in the surroundings of real estate projects. There are already initial reports of success: \u201cWe really are seeing more butterflies,\u201d says Vinzenz Manser, Head of Realisation.<\/p>\n

And Mobimo-Hochhaus rebuked by the NZZ? It has outlasted its critics. Today, the city of Zurich\u2019s website says: \u201cThe renovation made a beacon out of the high-rise.\u201d And: \u201cIn the process, an energy-saving and environmentally friendly Minergie build was created.\u201d<\/p>\n<\/div><\/div><\/div><\/div><\/div>\n","protected":false},"excerpt":{"rendered":"
